House Rules

  • Smoking is not allowed inside the apartment. Smoking is only permitted on the balcony.
  • Only registered guests are allowed in the house.
  • Please close the shutters when leaving the apartment or in case of bad weather. Refer to the instructions if needed.
  • The kitchen is available for use, but we kindly ask you to wash all dishes and cookware before departure.
  • Please do not leave any food in the refrigerator.
  • Waste recycling: please separate waste properly according to type.

Damages and cleaning:

We reserve the right to charge an additional fee in case of:

  • damage to the apartment,
  • violation of the no-smoking policy,
  • or if the apartment is left in an excessively dirty condition that requires extra cleaning.

Parking rules:

  • Please respect the shared spaces by using only one parking spot.
  • If you have multiple vehicles, we kindly ask you to park the others on the street upon arrival.
  • We also ask you to be especially careful to avoid damage to the property or to other vehicles in this private road.


FAQ

Basics

  • Sleeps: up to 4 guests (1 double bed + sofa bed)
  • Floor: 1st floor, no elevator (not suitable for reduced mobility)
  • Parking: 1 free private spot, outdoor, in a private lane with automatic barrier (instructions before arrival)

Check-in / Check-out

  • Check-in: 3–11 pm • Check-out: by 11 am
  • Self check-in: key box; codes after payment & ID registration
  • Early/late check-in/out: on request, subject to approval (may incur a fee)

IDs & Registration

  • Mandatory for all guests (incl. minors) via online check-in link; WhatsApp alternative
  • Timing: 48h before arrival (or before check-in for last-minute bookings)

Rates, payments, deposit

  • Dynamic rates (season/events)
  • Final cleaning: €40 per stay
  • Payments: (booking confirmed only after payment received)

City tax

  • Milan city tax collected on behalf of the Municipality (local rules/exemptions apply)

  • Quiet hours: after 11 pm and 2–6 pm
  • No parties/events • Max 4 guests • No pets
  • No smoking indoors; balcony only (ashtray provided). €100 fee if indoor smoke odour remains
  • Breakfast not included • Children welcome (no baby gear provided)

  • Bathroom: hairdryer, toilet paper, towels, toiletries
  • Kitchen: cookware, coffee machine (pods), moka, kettle, welcome kit (tea/ground coffee/sugar), detergents, washing machine, microwave
  • Bedroom: large wardrobe, shoe rack, iron/board, drying rack, private balcony access
  • Living: sofa bed, Smart TV+Netflix, fast Wi-Fi, dining/work table
